Key takeaways

  • Plan the electrical before framing is finished so outlets and lights land where you need them.
  • Check panel capacity early, especially for a basement apartment, bar or home gym.
  • Renovation wiring needs an ESA permit, with a rough-in inspection before drywall.

A basement renovation is the best chance you will get to add circuits, lighting and outlets without opening finished walls. Use this checklist to plan the electrical before framing is finished.

1. Decide how you will use the space

A family room, home office, gym, bedroom, bar or a full basement apartment all have different electrical needs. Write down what will go where, including TVs, desks, appliances and exercise equipment.

2. Check your panel

A finished basement adds circuits. A bar fridge, a bathroom heater, a home gym or a second kitchen can add up quickly. We check panel capacity at the site visit, and if it is tight, plan a panel upgrade as part of the project.

3. Outlets and dedicated circuits

  • Outlets spaced along walls so you never need extension cords
  • Dedicated circuits for appliances, a bathroom and any heating
  • GFCI protection near sinks and wet areas (see GFCI outlets)
  • Outlets and network cabling where TVs and desks will sit

4. Lighting

Basements depend on artificial light. Plan pot lights for even coverage, put zones on separate switches and use LED-rated dimmers. Read our pot light guide.

5. Smoke and CO alarms

A finished basement needs a smoke alarm, and bedrooms need alarms outside the sleeping area. Hardwired, interconnected alarms are the best option. See hardwired smoke and CO alarms.

6. Older wiring

Basement renovations often uncover older wiring. If you find knob and tube or aluminum wiring, now is the time to deal with it.

7. Permits and inspections

Basement electrical work needs an ESA permit, with a rough-in inspection before insulation and drywall. Plan this into your contractor's schedule so drywall is never held up.

8. Secondary suites

A basement apartment has additional requirements for safety, separation and sometimes separate metering. Talk to your municipality and electrician early in the planning.
